HOBSON USA provided Construction Management services working on-site with the owner as an integral part of the project management team during the construction of the Sheikh Zayed Tower and Charlotte R. Bloomberg Children’s Center. The program centerpiece is a new 1.6 million square foot, $1.1 billion building, one of the nation’s largest healthcare facilities, and is part of a 10-year plan to renovate and redevelop the 52-acre medical campus. The building includes state-of-the-art imaging rooms, laboratories, operating rooms, obstetric, neonatal and pediatric care units.

HOBSON USA provided Cost Management services including developing a process which successfully managed 350 vendor and consultant contracts, including an $800 million construction contract. The process included setup of a new web-based software program which proficiently managed contracts for over 5,000 change order requests and provided accurate reporting to monitor multiple budgets on this $1.1 billion project. This process established a protocol for all future multi-million dollar capital projects.
Collaborating with the Senior Director, the Director of Capital Accounting, Internal Auditing and third-party auditors throughout the construction process, we verified the contractor’s billings, reimbursables and subcontract accounting to verify the contract requirements were met on this Guaranteed Maximum Price contract. It was determined that with the system we established, the third-party auditor would not be needed during closeout which saved our client tens of thousands of dollars. HOBSON USA oversaw the contractor’s certified payroll to verify local hiring “First Source” requirements were met, and provided oversight of the contractor’s billings to verify MBE participation goals were met. Closeout administration included final accounting of all vendors and subcontractors, as well as the receipt of all as-builts, warranties, Operation/Maintenance manuals, and Releases of Lien.
